[Real Estate]  Market Revisits July Cooling Trend

Property sales in Sarasota County almost reached the 1,000 level for the fifth straight month in July 2014, according to statistics released by the Sarasota Association of Realtors, falling short at 928 closed transactions. The association said only once before has such a five-month hot streak been accomplished—from March through July 2004—falling just short this year and in the 2005.

While the number of homes sold in the Sarasota market was down in July, the price of homes is up and Realtors are confident the market remains in stellar shape. “We remain statistically in a seller’s market, with low inventory and prices on the rise,” said Peter Crowley, president of the Sarasota Association of Realtors. “All the numbers point to a very healthy 2014 for Sarasota County real estate.”

SAR statistics show 928 closed transactions—643 single-family homes and 285 condominium units—in the market for the month of July. That's down 11 percent from the 1,048 homes sold in June and the 969 homes sold in July 2013. But the median price of single-family homes ($201,000) and condos ($205,000) was up substantially. That last time both property categories with a median price north of $200,000 was in August 2008.

Charryl Youman, a Venice Realtor with Berkshire Hathaway, said a lower inventory explains both why sales are down and prices are up. "We've been selling well all year and having an extremely busy summer," she said. "If there was more inventory the numbers would still be high." At the end of July, the market had a home inventory of 4.4 months and a condo inventory of 3.8 months. Anything short of a 6-month inventory is considered a seller's market.

Crowley noted that sales for the first seven months of 2014 combined show more homes have been sold than during the first seven months of 2013, a year that closed with a record number of sales.

Rob Davis, a Realtor with Keller Williams' Sarasota office, noted that sales volume, meaning the the total sales in July measured in dollars instead of units, remained ahead of last year. "We see in units a decrease of 4.95 percent, but the volume increased by 3.24 percent," David said. "We check both numbers; one is not more important that the other. But when you see a decrease in sales and an increase in volume, that means the market is still steadily going up."

Youman noted in some areas, including Venice, the unit sales are still on the rise. And regardless, the statistics show that anybody who wants to put their home on the market would be wise to do so. She said most of the units she has listed recently have ended up with multiple offers and closing prices higher than what homes were listed at originally. "Mostly they have been gone within the first few days," she said. "I can't promise that will happen for everybody, but if you have a decent house, and if the listing price is under $300,000, you could get multiple offerings very quickly."

Palmetto City Commission: The board meets today to discuss land regulations governing pain management clinics, as well as the potential zoning on medical marijuana facilities should voters legalize such use of the substance this year. The meeting begins at 7pm at City Hall. 

Venice City Council: The board meets Tuesday and will consider awarding a contract for wayfinding signage in the city to Creative Sign Designs and for Pinebrook resurfacing and bridge repair to Ajax Paving Industries. The meeting begins at 9am at City Hall.

Sarasota County Commission: The board meets Wednesday to vote on changes to the Sarasota 2050 Plan, including changes to the way fiscal neutrality is enforced and other zoning ordinances changes. The evening session begins at 5:01pm at the Sarasota County Administration Center.

[Recognition]  Guy Peterson Office Receives Award of Excellence

Guy Peterson Office for Architecture annohaver it has been awarded the 2014 Award of Excellence from the Florida Association of the American Institute of Architects, for the Spencer House on Orange Avenue in Sarasota. Only two built projects in the 2014 awards program received the Award of Excellence, which is the highest award given to a project design.

[Expansion]  MD2U Expands to Englewood

MD2U, a house-calls-only, primary care medical practice, has expanded into Englewood. The service for homebound patients helps them live independently longer, with fewer emergency room visits and hospitalizations. MD2U also helps delay the need for skilled nursing home placement. Everything from routine checkups to lab work, X-rays, EKGs and ultrasounds can be provided at home.

My wife Alexandra and I are raising our three children (Linda 9, Juliette 7, and Thomas 4) in the same place I was born and raised.  We chose to raise our family here because Manatee County offers a wonderful quality of life–and I intend on continuing to keep our community a wonderful place to live, work, play and raise a family. 

I’m a graduate of Manatee High and attended Manatee Community College.  I’m a graduate of the University of Georgia and received a Law Degree at Nova Southeastern University College of Law. I was admitted to the Florida Bar in 2002 and worked as a Staff Attorney for the Florida House of Representatives. I thought in our public school system for seven years.

My legal experience includes work with the Florida DEP, the Environmental and Land Use Law Center at NSU, the Center for Environmental Rights in Costa Rica, and work at Gulf Coast Legal Services.  I’ve represented immigration clients in the Federal Courts and continue to provide pro-bono legal services to indigent residents.

I’m running for re-election to the Manatee County Commission because the citizens deserve a representative that works full time as a commissioner, is responsive and proactive to community needs.  Also, who decides every issue on the merits while heavily weighing the public interest.  For the past four years, I believe I have served the public well and would like to continue to work on uncompleted projects I have initiated as well as attainable future goals. 

My legal education, training and experiences provide me the unique skills and qualities necessary to analyze the complex issues our county faces.   I frequently complete a legal analysis on community issues before bringing them before the board for approval.

Commissioners are responsible for the health, safety, and welfare of citizens.   We need to insure that all citizens have access to affordable health care and to encourage diverting non-emergency care from hospital emergency rooms.  I support adequate law enforcement to protect our citizens and keep our neighborhoods safe.  Drug court is needed to prevent recidivism.  Welfare includes improving neighborhood infrastructure, libraries, and recreational facilities as well as encouraging new business and job growth.

I’ve been endorsed by The Sierra Club, Manatee County Sheriff Brad Steube, the League of Humane Voters and Citizens for Responsible Government.
