[Real Estate]  Luxury Market Rises on Longboat

The groundbreaking for a development of seaside condominiums next week brings the latest sign that luxury condominiums in the region seem once again to be a hot asset. A groundbreaking for Infinity Longboat Key will be held Tuesday at 10am, following up on movement from Aria Longboat Key a little down the road on the same island. 

The 11 beachfront residences in the Infinity development start at $2.975 million, and five of them have already been sold, according to Infinity spokeswoman Alisa Bennett. It's one of numerous condominium projects in the region whose history dates back before the Great Recession but whose plans were put on the shelf for years when the economy went south. Crossgate Partners, the owner of the property, have decided now is the time to move ahead. 

"There is not a lot of new construction available directly on the beach," Bennett said, noting the presales give developers tremendous reason for optimism the project will sell quickly. The beachside condos immediate proximity to shore make a good selling point, and the market seems ripe. 

While the project was purchased by Crossgate in 2004, Managing Partner Randy Moore met with a new design team two years ago to explore what consumers in the market wanted post-recession. This led the company toward a plan for a Coastal Contemporary design and large, flexible floor plans.

The motion on the project is happening as Ascentia Development pours the concrete on its first moving level for Aria, a 16-unit condominium project on a five-acre parcel of Longboat Key. Amy Drake, director of sales and marketing for Ascentia, said she figures both condo projects going up the island, while very different, will both find success in this market.

"We have a lot of confidence in the luxury market," Drake said. "There has been no new development on Longboat Key for the last six or seven years, and the demand for new construction is high." Indeed the project has sold 13 of the 16 planned units at Aria, with the remaining units priced between $3.6 million and $3.85 million. 

A low amount of inventory has only fed interest in the properties, Drake said. With the low number of available resales on the island, demand has only increased for all properties being listed on the Key. 

[Community]  Veterans Legacy Summit Celebrates Art and Service

The Patterson Foundation commemorates the veterans and brings the Legacy of Valor campaign to its final climax with the Veterans Legacy Summit this weekend. In cooperation with The Hermitage Artist Retreat, the summit will span from tonight until Sunday, with opportunities to meet the artists behind the sculpture and photography gracing Patriot Plaza, attend special film screenings and learn more about local and national organizations working to help the nation’s veterans.

“This Veterans Legacy Summit is the capstone of The Patterson Foundation’s military initiative, with the creation and donation of Patriot Plaza being the hallmark,” said Debra Jacobs, president and CEO of The Patterson Foundation. “The commissioned art is unlike any installation in the nation, and each of the artists have shared that this was so much more than a project – it is a legacy.”

The celebration begins tonight at 5:30pm at the Ringling Museum, where Patriot Plaza contributing sculptors Ann Hirsch and Pablo Eduardo will lead visitors on a walk through the galleries, discussing the art of sculpture. Continue the conversation afterward at the Historic Asolo Theatre when the artists take the stage for a more focused discussion.

Tomorrow, Ringling College plays host to the Patriot Plaza artists, with Eduardo and Hirsch being joined by Larry Kirkland and Ellen Driscoll, who will all be discussing their artistic processes behind the commissioned art. Afterwards, Pulitzer Prize-winning photojournalists and their subjects share their stories in group and individual panels.

Many of the artists speaking are also fellows at the Hermitage, which as an artist retreat is dedicated to providing working artists solace and refuge to concentrate on their craft. However, the Hermitage also harbors a dedication to community involvement atypical of artist retreats and so jumped at the opportunity to work with Patterson for the summit.

“It’s built into our core values that the artists that come here and are inspired have interaction with the community that’s fundamentally free,” said Bruce Rodgers, executive director at the Hermitage. “It really is a win-win for everybody - the community gets exposure to the people creating the art of our time and the artists get the opportunity to look at their work in a new way.”

Friday also brings the Veterans Legacy Film Festival, screening movies dedicated to honoring the service and sacrifice of the nation’s veterans all day from 11:45am-9pm at the Van Wezel Performing Arts Hall. The festival concludes with award-winning journalist Soledad O’Brien’s documentary The War Comes Home, followed by a panel discussion with O’Brien and others.

For the service-minded, the summit begins in earnest on Saturday, beginning at 8am at Florida Studio Theatre, where multiple workshops will run until noon, exploring the various organizations and programs supporting veterans and their families. Presentations include a keynote address from Col. Steve Parker, executive director of the White House’s Joining Forces initiative.

The summit peaks at Patriot Plaza in the Sarasota National Cemetery at 2pm on Saturday, with presentations from veterans, chairman of the National Endowment for the Arts Jane Chu, the West Point Band and an outfit of Forever Miss Americas who have each partnered with a regional nonprofit. In addition, Maj. Gen. John Rossi will administer the Oath of Enlistment to over 20 aspiring servicemembers, officially bringing them into the armed forces. Tickets are required, but are free to the community.

The summit concludes on Sunday with a sold-out performance from the West Point Band.

“This final convening will not only showcase Patriot Plaza to the nation,” said Jacobs, “but also provide opportunities for those who care about veterans to learn and share with national leaders.”

[Recognition]  Erny Named Veteran Of The Year

The Sarasota County Veterans Commission announced Navy veteran Matthew Erny, Jr. as the 2014 recipient of the John H. McLain Veteran of the Year Award and retired Army Col. Linda Gould as this year’s recipient of the Woman Veteran of the Year Award. Gould retired after a 29-year Army career that included service as a military intelligence officer and Latin American foreign area officer. Gould was the first woman to command a US military unit in Latin America. She also taught at the well-known Inter-American Defense College at Ft. McNair, Washington, D.C.

[Dog's Best Friend]  If Pack is Balanced, Sleeping with Fluffy No Big Deal

People often tell me they know "you're not supposed to sleep with your dog," but my experience is that it can be pretty wonderful. And this is a very subjective topic. For some people the rule is: No dogs in the bed. And that's just fine (and I get it). It's a personal preference. But for me, coming from a home where my mom's rule was: "No dogs in the house, period', sleeping with my dog is awesome. But here's the caveat: If you're not respected as the sovereign leader of your pack (even if it's just a "pack of two"), you may have issues when it comes to sleeping together with Fluffy. I know of some disrespected dog owners who have actually been bitten in their sleep.

Leadership is based on some ground rules that are well understood by the subordinates in the pack. (That means, your dog.) Some of these ground rules and precepts are: You must stay away from me while I'm eating. Your food and toys are not "your" food and toys. They're mine. You cannot put a paw or a tooth on me. You cannot go through a doorway ahead of me. You cannot tell me what to do (unless it's to tell me "I need to go out to pee"). You cannot lead me on the leash. And a big one, especially as it applies to sleeping in the bed together, is: When I say "move," you have to skedaddle, as no higher ranking wolf would make way for a subordinate. If Fluffy knows her place in the pack as your "follower" because of consistent messages across the board about the pack hierarchy, you should have no problems with her in the bed, if that's what you want to do.
