[Real Estate]  Seller's Market Continues on Gulf Coast

High demand for homes on the Gulf Coast drove up median sales prices in Manatee and Sarasota counties for the month of July, according to data released by the Realtor Association of Sarasota and Manatee. The trend matches market activities in metropolitan areas around the country. But experts say it’s difficult to see whether the shift marks any signs for sales the rest of the year.

“There is no clear trend in the statistics to be able to say when the market might become more balanced or perhaps even shift to a buyer’s market,” says Xena Vallone, president of the Realtor Association of Sarasota and Manatee. “That would require either more properties on the market (inventory) or a decline in buyer demand for the shift to happen. We can’t predict consumer behavior, nor can we predict what the economy might do in the future.”

The media sales price for homes in Sarasota County rose to $260,000, 7.2 percent higher than the same month last year, while Manatee’s median sales price jumped to $300,000, up 7.1 percent. More modestly, the median price of townhouse and condominium units climbed in Sarasota to $214,175, a 4.5 percent rise from the prior year. In Manatee, condo and townhome units actually saw median price decline to $165,000, down 10.9 percent.

The inventory of homes remained scant in both counties, with just over a 4-month supply of homes available in either county—a 4.2-month supply in Manatee and a 4.1-month supply in Sarasota. The inventory of condos similarly was a 4.6-month supply in Sarasota and a 4.1-month supply in Manatee. Realtors traditionally consider a 6-month supply to be a balanced market, and for a market with more inventory than that to signal a buyer’s market.

But for now, the demand remains greater than supply on the Gulf Coast and in cities throughout the nation, causing home prices in most metro markets to ascend throughout the second quarter of the year, according to Lawrence Yun, chief economist for the National Association of Realtors.

New listings don’t necessarily enlighten when the market may shift. With median prices rising, Manatee County in July saw a significant 18.4-percent increase in listings for single-family homes, but Sarasota County saw new listings decline by 1.7 percent. For condos, Sarasota saw a 2.2 percent bump in new listings compared to last year, while Manatee saw a 6-percent decrease.

[Politics]  Libertarian Foxall Seeks House Seat

Libertarian Alison Foxall is seeking the Florida House seat in District 72, where she resides, she announced on Sunday. The seat came open this week when incumbent Rep. Alexandra Miller, R-Sarasota, abruptly announced her resignation. Foxall is a small business owner who runs a company called Gobble Logic, a digital marketing agency. She received her bachelor’s of fine arts in Mass Communications from the International Academy of Design and Technology in Tampa. She is a graduate of Booker High School in Sarasota, and St. Martha’s Catholic School prior to that. Republican James Buchanan has also announced he will seek the seat.

[Synergy]  J.E. Charlotte Awarded PGT Contract

J.E. Charlotte Construction Corp. has been awarded the contract to construct the child care center for PGT Custom Windows and Doors.Now under construction, the over 8,000-square-foot facility will offer affordable, convenient child care services to PGT families with young children, as well as parents who work in the Triple Diamond Commerce Park in North Venice. The $1.8 million project is scheduled for completion in first quarter of 2018.Located at 101 Triple Diamond Blvd., the PGT-owned facility will be operated by the Venice branch of the SKY Family YMCA, a licensed Voluntary Pre-Kindergarten (VPK) provider. The center will have the capacity to accommodate just under 100 children aged six weeks to five years old and will offer curriculum-based programs, healthy meals and an outdoor playground.

[Expansion]  SPARCC Offers Economic Empowerment Program

Safe Place and Rape Crisis Center (SPARCC) is providing a free economic empowerment program to survivors of domestic and sexual violence. The Economic Empowerment Program teaches financial literacy, employment skills, education and credit repair. Equipping survivors with the skills to be financially independent gives the confidence needed to secure economic stability and help break the cycle of abuse. SPARCC is the only state-certified center providing free and confidential services to survivors of domestic and sexual violence in Sarasota and DeSoto Counties. Additional services and programs available include a 24-hour Helpline, an emergency shelter, counseling, hospital and courthouse accompaniment, legal services, support groups and empowerment programs. This project was supported by VOCA-2016-Florida Coalition Against-00243 awarded by the office for Victims of Crime, Office of Justice Programs. The Ringling is pleased to announce the presentation of the Chinese artist Ai Weiwei’s 12 monumental bronze sculptures, Circle of Animals/Zodiac Heads. A sculptor, photographer, installation artist, architect and social activist, Ai is one of the most renowned artists working today. Circle of Animals/Zodiac Heads was inspired by the fabled fountain-clock of the Yuanming Yuan, an 18th-century imperial retreat just outside Beijing. The 12 bronze Zodiac Heads stand on bronze columns. Each animal head measures approximately 4 feet high and 3 feet wide. The animal heads on their columns reach between 9.8 and 12 feet high, with each one weighing approximately 800 lbs.
